Principal Surveyor – Real Estate Services (Tenanted Estate)

Role Responsibility

Are you a driven and ambitious Member of the Royal Institute of Chartered Surveyors with a passion for leading a team of talented surveyors and aspiring professionals? If so, this is the opportunity for you to make a significant impact! 

As a Principal Surveyor, you will spearhead your dynamic Real Estate Team in managing a diverse range of properties focused on tenant lease management and driving an income from the portfolio. You’ll thrive in a stimulating environment, helping to shape and drive your team to achieve excellence. Your efforts will directly contribute to making a positive difference in Kent’s community. 

In this role, you'll be at the forefront of property management, providing expert advice on land and property matters, and developing and implementing effective estate management services. You’ll handle complex transactions, legal matters, and ensure compliance with RICS Standards and the Council’s constitution. 

Our teams are dedicated and passionate, divided into four key portfolios: 

- Operational Estate

- Education Estate

- Tenanted Estate

- Investment & Disposals (Surplus) Estate

Each portfolio presents unique challenges and opportunities, and you'll be instrumental in driving improvements across our estate management practices. You will be a self-motivated individual who is eager to make a significant impact on the portfolios and assets under your team's care.

What you'll do: 

- Deliver proactive property advice and guidance to KCC and its partners.

- Effectively manage you/your team’s portfolio professionally, prioritising its requirements in a timely way to mitigate risk.

- Maximise value, minimise operational costs/liabilities, and promote efficient use of assets.

- Implement activity, change and operating policies to ensure that portfolios of land and property are managed effectively.

- Deliver a programme of property estate deliverables in accordance with KCC’s Strategic objectives, including Framing Kent’s Future.

- Ensuring value for money through driving externally procured property consultancy advice as necessary.

What you'll need: 

- A Level 5 qualification (Diploma or Degree) or advanced level professional knowledge or qualification.

- Established experience in a similar environment working with a range of occupied and unoccupied assets.

- Extensive experience and expertise in managing property transactions of varying complexity, driving value and quality of service.

- Good interpersonal and communication skills, both oral and written

- Ability to think laterally with a problem-solving approach.
